Why should I advertise with 1-2-C Vacation Properties?

As you know renting or selling vacation property is not like selling "widgets".

If you don't sell enough "widgets" one week, you can always sell more next week to make up.

If a rental property is unoccupied or unsold for a week, there's no making it up the following week. That profit is lost forever. Worse, the week's expenses don't disappear with the profit. They remain to cut into future profits.

An ad with us will cost you less than $1.00/week to advertise your property to our 700,000+ visitors a year who are actively searching for vacation properties.

That's $50.00/year.

The mathematics is simple!  If an investment of $50.00/year in advertising enables you to rent your property just one extra week per year, the one week's profit will be several times the $50.00 tax deductible business expense. Selling a vacation property one week earlier puts the profit from the sale into your hands that much earlier.

How many hits per year do you get?

"Hits" are a very poor count of web site activity and can be very mis-leading. We get about 40,000,000 hits per year but that really has no meaning.
 
"Average Number of User Sessions Per Day" is a much better measure of activity, but a dishonest web site can easily fake this counts by "tricking" people into visiting their site even though they have no interest in the site.
 
The other important measure is "Average User Session Length".  If its short it tells you that many people who have no interest are being drawn to the site, but they leave very quickly.
 
Our site gets about 750,000 visitors per year and each stays at the site for an average of 5-6 minutes, so they actually read the ads.  During the summer months we get about 2,000 visitors (User Sessions) per day, while in the winter season we get about 2,500 per day.

Is our privacy at risk by placing an ad...will our personal information be given/sold/shared? 

 
Absolutely not. Our privacy policy is at the bottom of all pages on our site:

"Privacy Policy: We will never share your personal information with anyone else. Our sole purpose is to deal with you one on one and we will only use your email address, phone number, etc. etc. for that means.  We will not ever sell or share your private information with others for any purpose."

Even though we ask for your personal information for our records, you choose what parts of your personal information you wish to have in your ad. Providing your name, address, phone number, and email gives your customers more options for contacting you, but what to include is entirely your choice.. 

That being said, there are "email pirates" who spider thousands of web sites daily gathering any email addresses they encounter, so whenever your email address appears on any web site, ours included, it's vulnerable to being gathered up and used for bulk mail.  Even at that the technology used by these pirates can only gather email addresses, not other information.  To avoid that type of problem one can get free email account at a place like hotmail.com, then use it in the ad. If you eventually begin getting spam, just get another account and very importantly - notify us to change the email address in your ad.

Our visitors actually view the ads! Once a property seeker enters our site they tend to stay within the site and view the ads:

  • The site is designed to provide a very responsive service to property seekers.
  • Our internal search engine is quite unique. Unlike most search engines that simply return a list of URLs, ours finds and assembles all ads meeting the search criteria into a full (html) document for direct viewing. Our viewers love it.

What are your Standard ads?

Our standard ad is in fact two ads: A "Web Page Ad" with any number of photos (up to 3 photos for a single fixed price), plus a second smaller ad with a "thumbnail" photo in our main listings.

What's a Web Page Ad?

"Web Page" ads are separate pages (files) exclusively for a single ad.  They typically include 3 or more photos, as well as E-mail links to the property advertiser, and often hyper links to their other web site.

Why are separate pages important?

By being on a separate page (file), the have a unique URL which can be registered with the search engines.  That allows advertisers to actively promote their page at all the various search engines & directories.  Of course we also register the Web pages with the top 10 search engines at no additional charge, but having a separate Web page allows advertisers to aggressively promote their pages at over a 1,000 free search engine and directory sites.

What's a URL?

In this context, it's simply the fully qualified pathname to your page.  It consists of the domain, directory-path, and filename of your ad. e.g. "http://www.vacation-properties.com/usa/florida_orlando_villas.htm".  In this case the domain is "http://www.vacation-properties.com", the directory-path is "usa", and the filename is "florida_orlando_villas.htm".

What's a Domain?

In this context its simply the site address.  1-2-C Vacation Properties uses two domains - (1-2-C.com & Vacation-Properties.com).   In our case they're the same physical location, but are reachable by two different URLs.  Each ad is also reachable in either domain, so it appears that there are two different ads.

What's this about 2 Ads?

Because we use two domains - (1-2-C.com & Vacation-Properties.com), each ad is reachable by two different URLs.  In the example above the ad with the URL "http://www.vacation-properties.com/usa/florida_orlando_villas.htm" also has the URL "/usa/florida_orlando_villas.htm".

That also means that the ad can get two entries in many search engines. The double entries means your ad has double the chance of coming out in searches thus it is seen by more people.   The different domain names are also very handy, because "1-2-C.com" comes out very high in directories that list alphabetically, whereas Vacation-Properties.com scores very well for any searches in which "vacation" or "property" is used as a search key word.

What's this about a second smaller Ad?

We use a second  somewhat smaller ad in our main listings and our internal search engine results. We do that to maintain a quick response time for the ad viewers. Depending upon the amount of text on the Web page ad,  the smaller ad is the same text (or perhaps somewhat abbreviated) as the Web page. The major difference is that the "small ad" has only a single thumbnail photo. Both the photo and a text hyperlink link the "smaller ad" to the "Web Page".

Since heavy graphics (i.e. large photos) or large volumes of text greatly slow response times, this two-ad technique greatly speeds up response times for our viewers (your customers).

Do you offer Free ads?

Yes we offer both free "For Rent" and "For Sale" ads, and free "Wanted to Rent" and "Wanted to Buy"

Tell me about your Free "For Rent" and "For Sale" ads

Our free "For Rent" and "For Sale" ads strongly resemble the typical 3-line newspaper classified ad. The length of the ad text is limited to a maximum of 150 characters ( spaces, and punctuation count as part of the 150 characters), instead of the unlimited number of  words used in our paid ads.

You may only include your local phone number(s). We do not allow the inclusion of e-mail addresses, toll free phone numbers (800, 877, 888 etc. numbers, "call collect"), nor any references to other WWW sites. We impose these restrictions because the free ads compete directly against our paying customers.

These ads are most effective when the advertiser is attempting to reach the local population.  For example, a cabin, cottage, condo, ski chalet near a large urban population some of whom may to vacation nearby.  The ads are less effective for marketing to a wider world wide audience because of the costs and problems associated with long distance phone calls such as time-zone differences.  Obviously we are trying to give all the advantages possible to our paying customers, and yet  free ads are important to us and to our paying customers. Large quantities of ads attract larger numbers of viewers. Larger numbers of viewers means more customers for us, for our paying advertisers, and for our free advertisers.

Why would I want to buy and ad, if I can have a free one?

Put yourself in your potential customer's position and ask yourself:

  • Would you rent (or buy?) a place without seeing photos of it?
  • Once you saw the free ad would you break your dial-up internet connection to make the phone call?
  • What if the number was in a time zone several hours different than yours?
  • Would you place a long distance call to the owner, then wait for them to return your call?
  • Would you hesitate due to the cost of long distance calls to some other part of the world?
  • Would you know how to dial those strange phone numbers to some other part of the world?
  • Would you be willing to wait until the owner mails you photos?

Don't you think its more likely that:

  • Most people will continue searching for an ad that meets their requirements and that does provide photos, and an Email link.
  • They will only make phone calls after they have exhausted their internet searching.
  • They will only make long distance phone calls as a last resort.
  • North Americans are very reluctant (often don't know how) to call those "strange" phone numbers used in other parts of the world.
  • Europeans don't call North America and other parts of the world for the same reasons.
  • Even after calling they will very likely spend the next couple of days surfing at other sites for more ads while they await the return phone call or mailed photos.

That seems to be the case with our free ads. A lot of potential sales are lost simply due to the lack of photos and E-mail.
The free ads are fine for someone who wants to rent out a property for 1 or 2 weeks a year (e.g a timeshare) and if they advertise early enough. Sometimes the ads are too successful, with too many phone calls at inconvenient hours, and others result in few if any calls at all.

What about the Free "Wanted to Rent" and "Wanted to Buy" ads?

Our free "Wanted to Rent" and "Wanted to Buy" ads are for people wishing to rent or purchase vacation property.  These ads strongly resemble a large (7-8 line) newspaper classified ad. The length of the ad text is limited to a maximum of 400 characters.  Since these ads do not compete with our paying customers, e-mail addresses and toll free phone numbers are permitted.  It is recommended that property owners review these ads on a frequent basis.

What are my Payment Options?

First there is not requirement to pay up-front. Upon receipt of an order we prepare a no-cost, no-obligation draft web page ad.  The customer is then asked to review the draft and either request changes/corrections to meet their requirements, or if for some reason they change their mind to simply say "thanks, but no thanks" (It rarely happens, but we delete the ad and the customer will never receive any further solicitations from us.)

Once the customer approves the ad  payment may be made by personal check or made online using a Visa credit card.

Regardless of the method of payment, the fully functional ad is posted immediately.  i.e. we don't ask for payment before completing the ad.

What is the price of your ads?

There are three components to our charges.  There are the subscription charges,  the one-time charges which may or may not apply at the initial set-up of the ad, and for Canadian residents only there is a 3rd component - Federal Goods and Services Taxes  -GST. (Canadian residents - we accept Canadian funds at par for Canadian owned properties that are located in Canada, and advertised in $CDN)

I already have an ad elsewhere on the Internet

Assuming that you own the copyright to the materials in your ad, we can extract the text and photos to hand create your new ad with us.  In such cases there is no set-up, or scanning fees.

I have special requirements.  What can you do for me?

We strive to be "service oriented".  Our published services are designed to meet the requirements of the average vacation property owner. Should you have special requirements for services or pricing - for example: volume discounts, web site design, web site promotion, or whatever - please send us an Email identifying your needs.

What limits do you impose on the ads?

There are no specific limits placed on our Web page ads.   Advertisers may include as many words as they wish at no additional charge (however this does increase the time it takes for a viewer to load the ad.)  Additional photos and hyperlinks may be added at a small additional cost.

Our free "Wanted to Rent/Buy" ads are limited to 400 characters.

Our free "For Rent/Sale" ads are limited to 150 characters, and Email addresses, toll free phone numbers (800 ,866, 877,  888 etc. numbers, "call collect"), and any references to other WWW sites are not allowed.

Can I have my photos scanned locally then E-mailed to you?

Yes! That's the fastest way to get photos to us. Most photo shops can scan your photos and put them onto a floppy disk, which you can take home and then E-mail the photo files to us.  Some shops can even do the E-mailling for you.

The important thing to know about photos is that they can be very large files if not created correctly.  The three factors that determine file size is the actual dimensions of the photo (We usually reduce photos to 350 pixels wide for our ads, so that they take approximately 1/2 a screen width.),  the resolution - DPI (dots per inch), and the file format (e.g. .JPG vs .TIF). 

Most people make the mistake of scanning photos at too high resolution.  High resolution is great if you are printing photos, but for viewing them on the internet you only need the same resolution as a monitor.  A monitor can only produce images at  75DPI, so the photos should only be scanned at 75 DPI.

The ".JPG" format is the universal standard for photos on the internet.  The ".GIF" format is more appropriate for graphic images and small "thumbnail" type photos.  Other formats such as ".tif" offer very high resolution images for printing purposes but are not internet compatible and can result in extremely large files which are almost impossible to send via Email.

Also, since they can take so long to transmit, we recommend sending each photo by a separate E-mail message.  That way if something goes wrong  while sending or receiving it, it is only necessary to re-do the one.

Here's the summary of  tips if you have images scanned locally:

  • Scan at 75 - 100 dpi only (computer screens can only resolve to 75 dpi so greater resolution is unnecessary and actually can cause problems).
  • Save the photos in ".JPG" format (Its the standard for photos on the Net)
  • Save other graphic images (line drawings, logos, etc.) as ".GIF" format.
  • Reduce the photos to 350 pixels in width.
  • Mail the photos one per E-mail message.

If you are having someone else do the scanning, just print off a copy of this for that person.

How do I change or delete an ad?

To Change a web page ad, you just need to view your ad with your browser, change it (see below), then E-mail the changed ad to us:. 
  • If using MS Internet Explorer - click on "File", then "Send" then "Page by E-mail".  It will place the ad into an E-mail message and you can then over-type any part of it, before sending it to us by E-mail at  Ads@1-2-C.com
  • If using Netscape Communicator - click on "File", then "Edit Page". It will then put the ad into a new editing window, and you can then over-type any part of it. Once changed and still within the new editing window, click on "File", then "Send Page" to send the modified version of the ad to us by E-mail at  Ads@1-2-C.com
 

To Change a free "Wanted to Rent" or "For Rent/Sale" ad is a bit more complicated because these ads share the same page as several other ads. The simplest way is to just "cut and paste"  your ad into an E-mail message to us at  Ads@1-2-C.com.  Once into the E-mail message, change it as required. 

You cannot  delete ads on your own.  We have to do it for you.  Just write us at: Ads@1-2-C.com. Tell us what you would like done, and identify yourself and your ad. The simplest way to identify your ad is  to tell us the Country/State/City of the ad and the Email address or the phone number in the ad.

     



    Windows Cut and Paste Technique

    If you are using Windows, it is quite easy to use standard Windows "Cut & Paste" techniques to copy an ad into an E-mail message, then change the ad before sending it to us:

    • View your ad with your browser.

    • Copy the entire ad, or the text you wish changed by putting the cursor at the beginning of the text

    • Then while keeping the left mouse button depressed, move the mouse through the text.

    • Once you have highlighted the text you wish to copy, Click on EDIT then COPY (or just hold the Ctrl key down and hit the "C" key - this copies all highlighted text to the clipboard). 

    • Switch to your e-mail program and start a new message.

    • Put the cursor in the message body area and click on EDIT then paste (or just hold the Ctrl key down and hit the "V" key - this pastes the contents of the clipboard to the current cursor position). 

    • That will put the text from the web page into your E-mail  message. Now just change it as you wish, then send it to us. Ads@1-2-C.com 

    • We recognize that the above may be confusing  for less experienced Windows users.  If you do wish to try this technique, but you experience problems, please let us know. Ads@1-2-C.com
